The Town of Ocean Isle Beach charter was ratified on December 4, 1959. The town adopted its zoning ordinance in 1972 and has enforced subdivision rules since 1975. Its plan says those rules also apply in the ETJ, the planning area just outside town limits. Before any clearing starts, you or your builder confirm what the town allows on the lot. Burning cleared brush brings a state rule of its own. In protected woodland, the NC Forest Service requires a burning permit between midnight and 4 p.m. That rule reaches 500 feet past the woodland edge. The town and its ETJ hold almost 800 acres of non-coastal wetlands, the kind marked by trees and tall brush. The biggest share, 490.1 acres, is managed pineland that stays wet for part of the year. The plan says the mainland's biggest potential environmental conflicts come where wetlands sit on vacant land. North Carolina also treats coastal shorelines and wetlands as areas of environmental concern. Development there goes through the CAMA permit process. We clear dry upland ground only. Hurricane Isaias made landfall at Ocean Isle Beach on the evening of August 3, 2020. The Weather Service reported damaging storm surge flooding along the south-facing Brunswick County coast. Ocean Isle Beach saw major beach erosion, and sand dunes were destroyed. The town's storm table lists snapped tree branches and downed power lines even at the lowest hurricane level.
